We held our 1st Annual Awards Reception this week at Walden on Lake Houston. I am so blessed to have the most amazing real estate team and friends and to be able to share with them in their success. This reception was about my agents – their hard work and tireless hours spent to get to this point. For my friends who are not Realtors, if you are a top producer in our group, as the competition is fierce, you are one hell of a hard working agent. To achieve at this level, many sacrifices are made with family, vacations, weekends, and sleepless nights. How to Sell Your Home Fast in a Down Market

There are several tricks to selling your home more quickly, even when the market is down, and when you want to sell your home fast, they can make a lot of difference. Maximize your curb appeal.  Make sure the landscaping is neat and tidy, that the exterior paint and the door are in good condition, and that your house stands out somewhat from the others on the street.  Potential buyers start to form opinions before they even walk in to the house, so make sure that first impression is a good one. Remove anything too personal.  You want your buyers to be able to envision themselves in that space, which will be much harder for them to do if they are surrounded by your personal items and style.  Remove any family photos, unique knickknacks or furniture, general clutter, and make sure the interior paint is fairly neutral and up-to-date.  You may want to hire a stager to come in and help with this task.  You also need to make sure that it is thoroughly clean. Remove pets and their effects when the house is being shown.  Not everyone likes pets, and so not only do they need to be gone, but so do their toys, food and water bowls, and litter boxes. Don’t make extensive upgrades right before selling.  While some small upgrades can improve your chances of selling quickly, don’t spend a whole lot of money upgrading your home because you are unlikely to get much of it back.  Exception: if your kitchen is older and out of style, you may want to invest in getting it up-to-date. ...

Spring Cleaning Tips

The holidays are over, and what better time than the New Year to get your house clean and de-cluttered?  But since it can be overwhelming and you might not know where to begin, here are some tips to get you started on your spring cleaning. Start with getting rid of clutter.  Go room to room (you might want to start with closets and dressers) and get rid of whatever you don’t use.  Put everything you wish to keep in its proper place, and separate everything else into sale, donation, and trash containers. Organize your closets and dressers.  Organize them according to your routine and by type or color.  This will make them look tidier and increase your efficiency. Take care of the windows and treatments.  Wash the windows (try to do this on a cloudy day so the cleaner doesn’t dry too quickly and leave streaks), clean the blinds, and vacuum, steam, or dry clean the curtains. Clean lights and ceiling fixtures.  Dust using a dry lint-free cloth.  If it is extra grimy, try adding a dab of vinegar to the cloth. Clean walls, door frames, and baseboards.  Try to clean these with just a sponge and some water first.  If that doesn’t work, add some mild dishwashing liquid to warm water.  (Anything harsher may soften the paint.) Get your kitchen sparkling.  Clean out the fridge, throw out old food, wipe up any spills, and dust or vacuum the coils.  Clean granite counter tops with ammonia and water; for coffee or juice stains, use a little hydrogen peroxide.  For tiles, use a cleaner that says “neutral pH” on it,...
